Shulamite is a company that Donald Fleming contracts through.
It has been involved with many successful projects.
The comments on this web site are by Mick Patric, in order for the general public
to have a better understanding of the business dealings of Donald Fleming.
Wingfield Project:
Mr Don Fleming, as a Consultant for Shulamite Pty Ltd, masterminded the acquisition
and redevelopment of the SIMS Metal http://www.simsmm.com
site at Wingfield in South Australia.
In Feb 2007 Mr Fleming, acting as a consultant to Shulamite Pty Ltd, tended for
lots 101 and 102 on the corner of Hanson and Wilkinson's Roads Wingfield. SA
The combined area was 84,600m2, for a proposed purchase price 0f $8.750M.
This was consolidated with a third title of 13,300m2 for a purchase price of $1.3M.The
total site area being 97,900m2.
Andrew Turner from Commercial SA Property Group
http://www.commercialsa.com.au/ negotiated the sale for all three properties.
Mr Fleming, as a consultant for Shulamite Pty Ltd, then proceeded to make application
for council approval for land use as a transport depot and council approval to construct
the appropriate accommodation.
Mr Fleming also negotiated for a Heads of Agreement with Allsons Transport Pty Ltd

constructed head office and transport depot on approximately 37,000m2 of the land.
Daniff Properties Pty Ltd under a Joint Venture Agreement with FDD Pty Ltd settled
the land. Mr Fleming acted as a consultant and assisted with the redevelopment of
the site including, dealing with the land contamination.
FDD Pty Ltd and Mr Fleming have sold out of the project.
The Allsons transport head quarters are now completed and Daniff Properties are
seeking additional tenants to complete the project.
Morphett Vale Rivers:
On the 15th day of October 2007 Mr Don Fleming acting as a Consultant for Shulamite
Pty Ltd contracted for the purchase of 220 Main South Road Morphett Vale SA, the
purchase was as a Joint Venture with Twenty First Corp Pty Ltd.
A lease was secured with Rivers (Australia) Ltd.
The site was upgraded as per the conditions contained within the Rivers (Australia)
Ltd Lease.
The contract of sale was then negotiated by Steve Bobridge and Rob Williamson of
Savilles. The site was successfully settled on the 3rd of December 2007.
Mr Don Fleming commented that this was the fastest turn around for the purchase,
redevelopment, lease, and then on sale or a property he had ever seen.
The property was redeveloped and on sold prior to the original contract being completed.
It was a very successful result for all concerned.
Victor Harbor Rivers:
Mr. Don Fleming acting as a Consultant to Shulamite Pty Ltd, entered into a contract
for the acquisition of the Elders Real Estate Building 56 Ocean Street Victor Harbor
SA.
Mr Fleming then negotiated a Joint Venture between, Shulamite Pty Ltd, Twenty First
Corp Pty Ltd Kell Spencer Pty Ltd, for the redevelopment of the site as retail premises.
A lease was secured with Rivers Australia Pty Ltd, for the redeveloped site.
The site was auctioned on Thursday 1st November 2007, achieving a 6.1% yield, which
was the best yield achieved to this date for a commercial property in Victor Harbor
SA.
All parties to the Joint Venture were delighted with the result.
Passedena Land Deal:
Mr Don Fleming, acting as a consultant to Shulamite Pty Ltd, negotiated a contract
to purchase a vacant allotment 14,070m2 known as Lot 101 Port Lincoln Boulevard
Passadena SA.
The contract was signed August 30th 2007.
Mr Don Fleming, acting as a consultant to Shulamite Pty Ltd, negotiated on behalf
of Shulamite Pty Ltd to enter into a Joint Venture with Spencer Passenda Pty Ltd
and Scala Pty Ltd, for the purchase and development of the land.
Mr Don Fleming, on behalf of the Joint Venture, prepared and lodged a proposal for
a 16 allotment residential subdivision to council, prior to the subdivision commencing
an offer for sale of the land was made, to the Joint Venture, too good to refuse.
All parties to the Joint Venture were delighted with the results.
Caravan Park, Woomera:
Acting as a consultant for Shulamite negotiated the purchase and development of
the Caravan Park (Name in file) from a caravan park to be turned into a major remote
mining camp. For a J/V company
